Appraisal Process Defined

If you need an appraisal of real property in Montana, here is how the appraisal process works at Pathfinder Appraisals. Typically, this is what a licensed Certified General Appraiser’s work consists of.

Submit a Request for Quote

There are several ways to let me know what property you would like me to appraise:

Review the Request

It’s at this time we will discuss the general property specifics such as (address, use of the property, etc.).

  • I will take a day or so to research the property and gauge the complexity of the assignment.
  • I will provide you with a time frame and a cost to complete the project. Up to this point, there is no obligation or commitment on your part
  • Your job now is to make certain that I can meet your time frame and budgetary requirements.
  • There might be an additional conversation or two if the property is particularly unusual.

Decision Time

Decide to accept my fee and the time to complete the project.

  • The quoted fee is good for 30 days.
  • Unfortunately, the time frame which I guarantee is only good for two days.
  • If you take longer than that and other assignments come in then, I will accept them and their projects go to the front of the queue. I apologize for that but I know you understand.
  • You are still under no obligation or commitment at this time.

Bid Accepted / Paperwork Time

If you do decide to engage my services, then please send in a signed engagement letter with partial payment and I will begin. Now I am obligated to get the job done as agreed to on the engagement letter. After your final payment has been made, you will receive an electronic copy of the appraisal report. If you or your client requests hard copies, that can be provided as an extra cost. If you have any questions after the report is delivered (per PDF or two hard copies), then I will take the time to clear up any issues or concerns you might have. We can do this over the phone or over coffee. The choice is yours.

Appraisal Engagement Letter

Once you have agreed to the quote, download the Engagement form letter to complete the order process. Fill out the form and return it to Pathfinder Appraisals via mail or email.
